Matching the coating to the wall

Elastomeric coat, $1.50 to $3.50 a square foot. This is a 100% acrylic coating that goes on thick enough to stretch over hairline cracks and shed water. We use it on walls covered in fine spiderweb cracking that are still solid underneath. It is paint-like, not stucco, so it will span a hairline but it cannot hold together a crack that keeps moving. The manufacturer also wants the wall and the air at 40F or warmer while it goes on and dries, which on a Rio Rancho winter morning can mean waiting until midday.

Finish recoat, $3 to $6 a square foot. We apply a new cement finish layer over the existing base. You get fresh texture and color, and since it is actual stucco it wears like stucco. This is our pick when the top layer is sun-worn but the base coats underneath have held up.

Full restucco, $6 to $9 a square foot. We tear the wall down to the paper and lath and build it back up. That is for houses where the stucco system itself has given out, not just the surface.

Custom textures, $10 to $14 a square foot. A smooth Santa Fe finish takes a steadier hand and more hours on the wall, and it shows every flaw, so it costs more.

Color or fog coat on one side. When an earlier repair left a patch you can see on the front of the house, coating that one elevation is often the least expensive way to hide it.

We fix the wall before we coat it

The money we see wasted most often is a coating rolled over stucco that has already pulled loose. The coating sticks to whatever is under it, so when the old stucco lets go, the new coat goes with it.

That is why our crew taps every wall before we coat anything, listening for the dull sound of a hollow spot. You can try it yourself first; our hollow stucco page shows how.

The top of the wall gets checked too. A leaking parapet keeps sending water down inside the wall, and a fresh coat below it only traps that water. We handle the parapets first, then the walls.

What our weather does to a coating

The Albuquerque airport records about 93 nights a year at or below freezing, and close to half of its 8.84 inches of yearly rain comes in July, August and September. Add strong high-desert sun and big swings between day and night, and coatings here wear out sooner than the product sheets suggest.

So we tell people to treat elastomeric as maintenance they will repeat, a recoat as a true renewal that lasts a long time, and a full restucco as a once-in-a-long-while job worth doing right.

Picking a color you will still like

Stucco color gets picked when it is wet and then sits in bright New Mexico sun for years. Our advice:

Test it on your own wall and look at it in the morning, at noon and late in the day. A small chip under store lighting rarely looks the same outside.

Lean lighter on walls that bake in afternoon sun. Darker colors soak up more heat, and more heat means more expansion and more cracking.

When we are only coating one side of the house, matching the rest matters most; see our color and texture matching page.

Send us a few photos

Stand back far enough to get each whole side of the house in a shot, then take close-ups of any cracks or damage, a picture of the parapet tops if you have them, and tell us roughly how many square feet the home is. From that we can usually give you a close range, and we confirm the final price after we measure. Our crew works in Rio Rancho, Corrales, Bernalillo, Placitas, Albuquerque, and Los Ranchos.

Estimated range Typical Rio Rancho pricing, before anyone visits

These numbers come from our pricing page: elastomeric $1.50 to $3.50 a sq ft, finish recoat $3 to $6, regular restucco $6 to $9, and custom textures $10 to $14. On most single-story homes the wall area tracks the living space, which is why we ask for floor area. Any repair work gets done ahead of the coating, not in place of it.

Send these numbers with my quote request

This is a rough range and not our quote. We firm up the price once we have measured every wall and tapped it for loose spots, since a new coat over stucco that has pulled away will not last.

Frequently Asked Questions

What do you charge to restucco a Rio Rancho house?

For a regular texture we charge $6 to $9 per square foot of wall, which puts a typical house somewhere around $12,000 to $20,000. Smooth Santa Fe and other custom textures are $10 to $14 a foot. If the base is still solid, a finish recoat runs $3 to $6 a foot, and an elastomeric coat runs $1.50 to $3.50.

Should I get a recoat or an elastomeric coat?

A recoat is real cement stucco: we put a new finish layer over the old base, so you get your texture and color back and the wall still breathes and wears like stucco. Elastomeric is an acrylic coating that stretches over hairline cracks and keeps water out. When a wall is covered in fine cracks but is still solid underneath, elastomeric is usually what we recommend.

Why do you insist on repairs before coating?

Because a coat only holds as well as the stucco under it. If a section has already come loose from the lath, the new coat grabs onto that loose section and the two fall away together, often within a year or two. So before we coat anything, we tap the walls to find the hollow spots and fix them.

How many years will an elastomeric coat last in Rio Rancho?

Fewer than the label promises. The sun at our elevation breaks coatings down faster than at sea level, so we tell homeowners to plan on recoating it every so often instead of thinking of it as a one-time fix. What you get in the meantime is a sealed wall, and that matters a lot on a cracked house heading into monsoon.
